Tract Splits
A tract split divides a larger parent parcel
into smaller parcels or
lots. We confirm
split eligibility by reviewing
zoning rules,
minimum lot size, and
frontage requirements.
When needed, we design access using a
private access easement or
flag lot configuration to ensure every new
parcel has legal ingress and egress under
access requirements.
We then prepare the mapping and documents for a
Minor Land Division and guide
the project through
Land Division Review. After
approval, each parcel receives its own
Parcel Number (PIN/APN).
